    First, the market has stabilized a lot more than people expected. Pricing is clearer, debt markets are more open again, and transaction volumes are picking up for the third year in a row. With stocks looking expensive and bonds still volatile, a lot of capital is looking for reliable income and well-located commercial assets are delivering that.

    Limited new supply is another big driver. High construction costs and tighter financing have kept the pipeline thin, especially in industrial, multifamily, and even parts of office. That scarcity is supporting rents and giving existing properties more pricing power.

    Then there’s the sector story. Data centers are on fire because of AI, industrial is still benefiting from reshoring and logistics demand, and multifamily/senior housing remain favorites for steady cash flow. Even office is starting to see selective interest again where the price is right.

    From what I’m seeing right now (mid-August 2026), Apple is splitting the iPhone 18 lineup this year.

    The iPhone 18 Pro, 18 Pro Max, and the new foldable (Ultra/Fold) should still drop in September 2026. Most reliable rumors point to an announcement around September 8 or 9, with the phones going on sale about a week or two later. Non VBV Bins Plugs recommendations

    The regular iPhone 18 (plus the 18e and Air 2) is apparently being pushed to spring 2027, probably March. Several supply chain sources and even Pegatron have backed this up recently.

    So if you’re after the Pro models or the foldable, September is still the target. If you want the standard iPhone 18, looks like you’ll be waiting until next year. Cardwisetech
